Occupied Staging and Design...

$175 - CONSULTATION AND DETAILED REPORT


Together we look through the buyer's eyes and objectively complete a detailed Staging Checklist, noting improvements needed to make the home highly marketable. I make recommendations on accessories and decor, all with the ultimate goal of helping buyers see your home as desirable.  Usually this is a 2-hour process.  Extra hours revert to $75 per hour.

  • We begin with a phone interview, allowing me to research the buyer demographic in your area and prepare for our face-to-face consultation 
  • Looking at the details, we walk through the home, discussing optimal, BIG return-on-investment staging strategies that are designed to create emotional connection with your buyers
  • The detailed report also includes my thorough "Open House Checklist" and "Closet Organization Checklist" so you can better prepare your home for showings or Open House

$225 PHOTO STYLING

After an initial consultation, I will return to style the new accessories, help hang lightweight artwork, and create a few emotional connection areas.   This is after suggested decluttering, repairs, and purchases have been made.  (See my shopping service if you'd like help in this area.) This is a 2 hour service that is perfect just before MLS photos take place.  

$395 HALF-DAY STAGING & SPRUCE-UP


For occupied homes, I offer a half-day of physically staging main areas of the home, including the kitchen, dining room, living room, and the master bedroom and bath.   I encourage you to work alongside me, making better use of our time.  

  • We will reconfigure what you have to make the most of each space, giving the feeling of flow and spaciousness
  • If needed, I will bring in updated accessories in order to provide a visual shopping list for you 
  • We will work for up to 4 hours in the home, making the most of each space to draw the buyer in
  • Professional photography can be included in this option for an additional $200 fee

Home must be prepped and cleaned prior to stager arriving
(Up to four hours in the home with any additional hours reverting to a $95 hourly rate)

$695 - FULL DAY HOME STAGING TRANSFORMATION


Do you have a larger home that could use more than a few hours of work?  No problem!  In addition to staging the main areas of the home, including the kitchen, dining room, living room, and the master bedroom and bath, we will tackle additional rooms as time allows (bedrooms, baths, offices, etc.)  I encourage you to work alongside me, making better use of our time.  Hiring a staging assistant will increase the fee by $25 per hour.

Home must be prepped and cleaned prior to stager arriving
(Up to seven hours in the home with any additional hours reverting to a $95 hourly rate)  

  • We will make HUGE transformations using your furniture and accessories to make the most of each space!
  • If needed, I will bring in beautiful staging accessories, providing a visual shopping list so photographs are top-notch
  • We will work for up to 7 hours in the home
  • Professional photography can be included in this option for an additional $200 fee 


SHOPPING SERVICES


For homeowners interested in purchases done for them during the staging process, I offer a shopping service.   You provide the budget, and I'll find perfect pieces to complement your home.  Fee is $75 per hour.  The BEST part is that you get to take the new accessories with you to your new home, having an instant update when you first move in.
